When I first got started in the real estate business, social media really wasn’t a thing yet. Facebook wasn’t around, and early social networks seemed to be all about college kids. Social media had barely been born, and no one could see what a major player it would become in the business and entrepreneurial world. Jump forward to today, and your business’ Facebook page is more important than your website.
Of course, just having accounts on Facebook, Twitter, Instagram, and other social sites won’t be enough to get you noticed. You have to get audience engagement, spread your reach, and convert followers to buyers and sellers. So how can you do that? With consistency, authenticity, and a little bit of strategy, you can make it happen pretty easily. Here are some of the tips I use on a regular basis.
Go Heavy on Pictures and Videos
Posts with pictures get a lot more engagement than posts with only text, and videos get even more engagement than pictures. You might not be able to add a video to every single post you make, but you’d be surprised how many you can get. Just take a few minutes of footage at your newest flip before you do any rehabs, and then take a video tour of it when you’re done. Edit the two together for a short video, and you’ll have a great post ready to go. Plus, you can always take pics and videos of in-progress projects and happy new homeowners when you sell your flips.
Don’t Say “Like Us on Facebook”
How many times a day do you hear or read sentences like, “Like us on Facebook” or “Follow us on Twitter.” Most of the time, you ignore those statements, right? Why is that? Because they don’t give you a reason to like or follow the page in question. Instead, say things like, “For updates and answers to all of your questions, like our Facebook page.” Give your buyers and sellers a reason to follow you instead of just pleading with them to do it because you need followers.
Let Your Personality Shine through Your Posts
Don’t just post generic content and advertisements. Instead, add some of your own personality to your posts. How are you involved in your community? Are you sponsoring a Little League team? Are you participating in a Habitat for Humanity project? Let the world know who you are and why they want to do business with you, and you’ll get a lot more engagement and a lot more conversions.
Above all else, though, you absolutely need to be consistent. You should post at least once per day on Facebook and Instagram, but don’t go overboard or people will think you’re clogging their feeds and stop following you. You can post as much as you want on Twitter, but you don’t want to flood your followers’ feeds with tweets one day and then disappear entirely for a week. You can use a social media management service like Hootsuite or SproutSocial to streamline your content and schedule posts for you.
If you post consistent content that people want to see, then you’ll be on your way to getting the engagement you need to build your name and flip more houses. The real estate business is all about building relationships, and that includes your relationships with your online followers. Use these tips and get more exposure so you can get more leads and make more sales.
