Choosing toilets might seem like a straightforward and simple thing before you start flipping houses. In fact, you might think that you can get away with just using the toilets that are in most of your houses to begin with, right? Wrong. Once you start rehabbing houses and shopping for appliances, fixtures, and materials, you’ll find out that there’s a lot more to toilets than you might’ve originally thought.
Why You Should Always Put in New Toilets
When it comes to flip properties, I’ve seen it all. I’ve seen toilets that were literally smashed into a thousand pieces, and I’ve seen tanks so old that I was surprised they still flushed. I’ve even seen toilets that were deliberately sabotaged with concrete by the people who were evicted from a house. Crazy, right? That’s honestly not even the craziest thing I’ve seen.
Even if a house has toilets that look okay, I always replace them. Why? A few years ago, having a modern low-flow toilet was a luxury that some people were investing in for their new homes and home renovations. Today, it’s common practice. If you don’t have a low-flow toilet in every bathroom in a flip house, your buyers are going to be calculating in their heads how much water they’ll be wasting and how much they’ll have to spend to replace those toilets. Avoid that and all of the negotiations that come with it by just replacing your toilets.
Give Yourself More Space in a Small Bathroom
If you have a small bathroom in a flip, you may be looking for ways to give your buyers more room so they aren’t banging their knees on the tub or the opposite wall while using the toilet. While traditional toilets have an elongated bowl, you can get a sleek and stylish toilet with a round-front bowl that won’t stick out as far and will give you more space.
Think About Height
Have you ever sat down on a toilet and felt like you were falling the last few inches because it was just a little shorter than you thought it should be? Shorter toilets feel cheap, and they can look odd, too. Standard height for the bowl is traditionally 14 to 15 inches, but I’ve been seeing a lot more at 17 to19 inches. People like these because they look and feel high-end, but they usually don’t cost any more than a standard-height toilet.
Tankless or Wall-Mounted Toilets
Most of the time, I don’t recommend going with tankless or wall-mounted toilets because they require more work and they tend to be a little bit more expensive. However, if you’re working on a high-end flip, you’ll want to invest in modern details that add space and luxury. Going with one of these or a one-piece toilet, where there’s no seam between the tank and the bowl, will give you that luxurious feel without adding a ton of expense.
Buy in Bulk
Once you start flipping multiple houses at once, you can get away with buying a bunch of the same style of toilet if you’re generally flipping in similar markets and areas. This will save you money, and you won’t have to go toilet shopping every time you take on a new flip house. Just remember to pick a style that will work with most of the houses in the markets you’re selling in.
