How to Write a Compelling Description for Your MLS Listing

If you want to flip houses fast and for a good profit, you already know that you need a great real estate and rehab team, but that’s not all you need. You also need to know how to write a great property description that you can include in your house flipping blog, as well as the MLS to drive more sales.

Whether you’ve been in the real estate business for years or you’re just getting started, you probably know what I’m talking about. If you’ve ever bought or sold a house before, you definitely know just how boring and (no pun intended) listless MLS listing descriptions can be. It’s kind of crazy to me when I see a listing for an amazing property with tons of potential and great curb appeal in a safe neighborhood with tons of amenities…and the listing is so dry I feel like I need a glass of water after I read it.

A snooze-fest description can lead to a lot of potential buyers completely overlooking your property. However, if you write a really compelling description with the right keywords and include it in your house flipping blog on your website, you can drive more traffic to your site and get more people interested in buying your flip houses, too.

Identify and Stress Your Property’s Strong Points

First of all, there is no such thing as the perfect house. Every property has something “wrong” with it, but every property also has something very right with it. What elements of the property you’re listing really stand out? Did you remodel and update the kitchen and master bathroom with all the latest appliances and amenities? Does it have an open, airy floor plan with lots of natural light?

Look at the features of the house and the surrounding property, and be sure to highlight them and put a lot of stress on them in your description. Talk about what draws people to the house, but don’t stop there. Is it in a neighborhood within walking distance of a great elementary school? Is there a park nearby? What amenities are within walking or driving distance? People want to live in a great area as much as they want to live in a great house, so make a big deal out of this, too.

Use Your Nouns and Adjectives

I know, I probably sound like I’m sending you back to grade school, but get descriptive. Use creative and descriptive nouns and adjectives. According to Trulia, just describing a house as “beautiful” has been shown to help sell a property up to 15% faster. And you know you can do even more than that, too.

Talk about the maple or cherry wood cabinets and the gorgeous, gleaming hardwood flooring. Mention the immense curb appeal and the safe and attractive neighborhood. Discuss how spacious the layout of the house is and how it’s perfect for a family or a couple. Get creative, and you could sell your house a lot faster.

Check Your Grammar

Make sure that your descriptions are clear and easy to read. If you were looking for a house, what would you think if you saw this description? Could you include this description with a few pictures of the property in your house flipping blog and expect readers to be engaged with it? If the answer is yes, congratulations! You’ve just written a compelling MLS listing description for one of your flip houses. Do this for all of your listings, and you should see faster sales at higher prices.
